Planning Permission Applications

When thinking about extending your home you must first consider three important questions:
1) Function: What extra space do I need & how do I want it to flow?
It can be usefull to think in terms of the spaces that you currently have as a basis for evaluating the space that you think you may need. In our experience when an existing space is redesigned correctly, often the amount of additional space required is much less than what was originally envisaged.
2) Form: What do i want my new extended space to look like? what style of buildings & features do i like?
For example some people prefer a more conventional styled building, some want to match the existing house style while more prefer a contemporary styled extension. It is also good to consider what features that you want to incorporate. (i.e contemporary / traditional, window seats, large sliding doors etc. )
3) constraints: what site constraints exist? What is the project budget? Planning exemption
The site constraints could be in the form of angled garden boundaries, existing structural walls.
Space plus offers a full range of 3D modelling services as standard. We use Archicad, the most up to date 3D BIM software which provides untold value to our clients.
With 3D architectural drawings our clients get the benefit of knowing exactly what the project will look like before they commit to proceeding. While people have varying abilities when it comes to visualising 2D plans, there is no substitute for being able to look at the finished product before a sod is turned.
We can provide a detailed list of information from the 3D model, known as BIM or Building information Modelling in the industry. This is very usefull when quantifying materials, scheduling windows and doors etc.
If you already have 2D plans, i would strongly recommend getting a 3D model done before proceeding, so that you have no doubts what the finished project will be like. Please contact us as we can provide very competitive rates for conversion of 2d plans.
A large amount of extension projects can be completed without the requirement for a planning application. There are limits to the exemption laws here whereby a large 40m2 extension to the rear is permitted as the other exemption rules are not broken.
